H&M is hiring an experienced Lease Manager at their Saket, New Delhi location. This role creates growth strategy by developing and maintaining the road map for the geographic region.
The complete details of this job are as follows:
Makes sure full potential in geographic region is mapped and added to the roadmap
Makes sure competition is continuously mapped
Creates and follows up on pipeline
Optimizing the existing portfolio
Ensures that the portfolio is commercially competitive in the geographic area
Negotiates lease actions for existing stores (kick-outs, terminations, lease term, extensions, rent reductions)
Coordinates portfolio reviews
Enables optimization of each deals selling, location and profitability
Recommends the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms
Fact based targets for sales, rent and net investments levels
Recommends ready negotiated business cases (HOT, lease line) for approval by the country Leasing Committee (Country Manager, Country Controller and Head of Expansion)
Coordinates with other functions before finalizing the negotiations (construction, interior responsible, accounting, HR, marketing, merchandising, visual, security, etc.)
Helps facilitate the deal through the legal and construction process
Tracks the performance of new stores and rebuilds
Handles more than one task at the same time
Prioritizes according to where the most impact is created
Remains calm and positive in difficult situations and under pressure
Works well autonomously and handles problems with creativity and minimal guidance
Reaches goals set by yourself and others
Seeks constant improvements
Great communication and team collaboration skills
Experience of contract management
Flexibility to relocate and travelling.

Strong Communication Skills ( Verbal and written) –
To effectively communicate with all, current and prospective stakeholders.
Prepare and present business case to Head Office and Regional Office.
Strong Interpersonal skills – To engage and collaborate with stakeholders ( internal & external, current & prospective ) through calls, meetings , site visits, presentation
Negotiation Skills – Has had professional experiences that reflect ability to find common grounds to build successful mutually beneficial relationships
Self-motivated – To be at ease with ambiguity and drive by multiple priorities
Unwavering ethical conduct
Analytical Skills – To prepare information memorandums, financial analysis, analytical, market intelligence, and seek inputs from solicitors, legal consultants & Government bodies.
Existing professional network with real estate intermediaries, Landowners, local brokers for identifying business opportunities
