Overview:

Godrej is looking for an experienced Lead Associate – Asset Management at their Mumbai location. Candidate will assist in asset management at GFM including financial modelling, investor reporting, market research and analysis, due diligence & documentation etc.

Roles and responsibilities:

The ideal candidate should be able to:

• Prepare and update the business plan/ financial model of portfolio assets to track the actual performance vs underwriting
• Assist in the asset disposition efforts including negotiation strategy, writing disposition note to investment committee, finalizing disposition models, calculating waterfall returns, transaction management and closing Manage a quarterly portfolio assets valuation process with a third party valuation
• Prepare the periodic investors report on project progress, performance KPI and tracking returns
• Monitor of project annual project budget and execution timeline to ensure performance matches investment
• Review and analyse the project financial statements to capture the actual in business plan
• Research/evaluate market trends, rental rates and occupancy trends to update investment assumptions within models Assist the team on development of new strategies/ products

Eligibility:

• MBA + 6-9 years’ experience in asset management, valuation, private equity, or investment banking
• Excellent understanding of real estate finance structures, property level operating cashflows, JVs waterfalls and different capital structures
• Excellent financial modelling and analytical capabilities
• High level of acuity with Microsoft Excel; ability to generate and summarize data in a clear, concise, and accurate manner A fair understanding of commercial and residential real estate sector
